What do house listings typically require? Home inspections, open houses, and appraisal. And they all take time to do. Selling off market often doesn’t require you to do any of these things. 

Also, appraisals in particular tend to complicate the sales process. If you’re not familiar with the term, an appraisal is an estimation by an appraiser on how much your house is worth. 

The problem with appraisals is that they can make the agreement price go down. If the appraiser determines your house is worth less than what the buyer initially thought, the buyer could lower their offer or back out of the deal entirely.
