What makes you unique?

We simplify the buying process. Many people in this market that “buy” properties are actually wholesalers. They get you to sign a contract to sell your house to them, but they have no intention of buying it.  Instead, they begin looking for a buyer that will pay them more than they are paying you.  If they can’t find that buyer, they either cancel the contract or try to get you to drop your price.  Since we are the buyers, we don’t have to go back and forth between you and a buyer you have never met. This means that once we make an offer, you don’t have to worry about us lowering it since the offer stands as is.

How do you determine the offer you make?

We base our offers off of relevant sales data and the amount we will have to spend to repair it. This data includes the sale of properties that are similar to yours in terms of size, age, and room count. Typically, this data involves properties that have sold within the past twelve months and are within a mile radius of your property. Our offers also factors in the renovation and holding costs as well as the cost for us to run our business.

Are you willing to make me an offer over the phone?

No.  Sometimes we are able to give an offer range, but since this is a major purchasing decision for us, we want to look at the property before giving a final offer.  Once we make an offer, we follow through with it.

What happens if I have tenants on the property, and I don’t want them to know I’m considering selling it?

This is a common situation we encounter. Typically, in order to guard your relationship with your tenants, we will come on the property as “inspectors”, determining what, if any, repairs are needed. So if asked, we will be able to provide a truthful response that will also help you serve your tenants better.

 

Am I required to do business with you if I request an offer?

No.  There are no commitments on your part to receive an offer from us.

Is it a problem if I live out of state and cannot be at the property for the closing?

No. Closing may be done remotely via email and overnighting notarized documents.

Is it a problem if I have personal belongings on the property?

No. We will take care of any personal belongings you leave behind, so please be sure to take everything you want. Depending on your situation, we may also be able to help you move your belongings.
