If you’re selling or planning to sell your North Carolina property, here’s a story you may be able to relate to: We know of a guy who wants to sell his unused land, but no one is buying it. And he can’t figure out why.
Our best guess is because his lot doesn’t have water and sewer access. This tremendously reduces its value.
You see, North Carolina towns and cities won’t add new water and sewer infrastructure to accommodate new construction. The developer (who is often the buyer) has to pay for that.
So, for this guy, no one wants to buy his lot, because they’d have to pay a huge amount of money making it usable. We’re talking around $150k to add less than 100 feet of water and sewer to a new structure.
As a result, buyers are passing on it, because any profit they would make is eaten up by access costs.
This guy isn’t alone among North Carolina sellers.
And if you’re in a similar position, and you have unused property that you want to sell, we encourage you to make sure it has access to water and sewer.
Because, even if your lot is in the middle of a neighborhood, it may not have this access.
