“You’re not listing your house?” your friend asks after you tell him you plan to sell your house off-market.

“Nope!” you say with a grin as you lean back in your chair.

“I don’t think that’s a good idea,” he replies.

“Why?”

He then proceeds to tell you some misconceptions about selling your house off-market. Fortunately for you, you’re able to point out the flaws in every single one.

Because you will have read the post you’re about to read now.

Misconception #1: It’s more difficult to sell off-market

What do house listings typically require? Home inspections, open houses, and appraisal. And they all take time to do. Selling off market often doesn’t require you to do any of these things.

Also, appraisals in particular tend to complicate the sales process. If you’re not familiar with the term, an appraisal is an estimation by an appraiser on how much your house is worth.

The problem with appraisals is that they can make the agreement price go down. If the appraiser determines your house is worth less than what the buyer initially thought, the buyer could lower their offer or back out of the deal entirely.

This won’t happen with us. Once we make an offer, that offer stands.

Misconception #2: You won’t get a good deal on your house

Let’s first define a “good deal” as a deal that you’re happy with. That said, saying that off-market sales typically lead to deals you won’t like is false. We’ve made dozens of win-win deals with customers over the years–they’re happy with the amount of money they got and we’re happy with the house.

Plus, we don’t charge an agent commission, so you’re not paying for the middleman.

Misconception #3: It will take longer to sell your house off-market

Selling your house off-market is often a much faster process than it would be if you listed it. Typically, we can get you cash within 10 days of making an offer. And we’ve streamlined the process by being the end buyer (meaning, you don’t have to go through a middleman to speak to us).
